Investment - Assistant Manager – Investment

ROLES AND RESPONSIBILITIES

1. Investment Analysis & Market Research
• Identify and evaluate real estate investment opportunities, including market research, site analysis, and deal screening.
• Conduct financial analysis and build robust financial models (DCF, IRR, NPV, sensitivity analysis) to support investment decisions.
• Develop and validate key underwriting assumptions through independent market research and benchmarking.
• Perform site visits and field inspections to ensure the accuracy of market data and project insights.
2. Deal Execution & Due Diligence
• Support end-to-end transaction execution, including deal structuring and investment evaluation.
• Participate in financial, commercial, and legal due diligence, coordinating with internal teams and external advisors (legal, tax, technical, valuation, etc.).
• Review key transaction documents (e.g., SPA, SHA, term sheets) and highlight key risks and considerations.
• Liaise with vendors, partners, and consultants throughout the transaction process.
3. Investment Committee & Reporting
• Prepare Investment Committee papers, presentations, and recommendations.
• Support the preparation of investment proposals and internal approvals.
• Contribute to portfolio monitoring, including monthly, quarterly, and annual reporting to management and investors.
4. Portfolio Management & Strategic Support
• Track performance of existing investments and support value enhancement initiatives.
• Assist in strategic analysis, including exit planning and portfolio optimization.

REQUIREMENTS

• Bachelor’s degree in Finance, Real Estate, Economics, or related fields; Master’s degree is a plus.
• Minimum 5 years of relevant experience in real estate investment, investment banking, private equity, or financial advisory.
• Direct experience in real estate transactions is highly preferred.
• CFA (or progress toward CFA) is an advantage.
• Strong financial modeling and valuation skills with hands-on experience in investment analysis.
• Solid understanding of real estate markets, deal structuring, and investment processes.
• Ability to analyze complex data and translate insights into actionable recommendations.
• Strong communication and presentation skills, with the ability to clearly articulate investment rationale.
• Proven ability to manage multiple stakeholders (internal teams, investors, advisors).
• Good negotiation and problem-solving skills.
• High level of ownership, attention to detail, and execution capability.
• Able to work effectively in a fast-paced and high-pressure environment.
• Strong English communication skills (both written and spoken).
